Every entry on this site comes from a list posted by the County of Delaware, PA on delcopa.gov. We do not use auction-vendor sites, newspapers, legal journals, or other listing sites.

How the data is kept current
- We check the county pages on a schedule (about every 6 hours, more often during sale week) at a slow rate, one request at a time.
- A county PDF is downloaded again only when the county changes it, and once a week as a re-check.
- We keep only the property fields shown here. Owner and defendant names in the county PDFs are never stored or shown.
- Each new pull has to pass checks (expected columns, row counts, no sudden unexplained drops) before it replaces what you see. If it fails, the last verified list stays up with its "last checked" time.
- If a list has not been re-checked in 12 hours, the page shows a warning banner.
